June 19, 2017 - The string of low appraisal continues.
I received our FOURTH low appraisal of the month and this time, the transaction could not be saved. Our contract price was $286,500 and the appraisal came in at $249,000. I found some of the notes from the appraiser interesting:
June 20/21, 2017 - TWO of the properties we mentioned in the last issue of Gulf Views that were JUST LISTED are already UNDER CONTRACT.
In fact, one has already CLOSED. Edgewater Golf Villa #1107 received multiple cash offers within 48 hours and ended up selling for OVER THE ASKING PRICE while Nautilus Cove #1001 saw 10+ showings in the first few days and also had multiple offers.
