May 30, 2017 - I also listed 103 Oak Ridge Place after another real estate company couldn’t get it sold. This house was completely renovated in 2015 and our marketing generated TWO OFFERS within days ultimately landing a contract OVER the asking price. June 2, 2017 - Some past customers called me and I listed a golf villa in Edgewater for $145,000…what a price for 2BR this close to the beach. Not only do you have access to ALL of Edgewater's beautiful amenities, but you can also walk across the street to the Shoppes at Edgewater and enjoy a lovely evening at Firefly -- you can't beat the sunset special! June 5, 2017 - Another past customer called to sell her gulf-front condo. I have closed 13 transactions with her over the last two years and her units always look great. This 1BR/1BA in Long Beach has a gulf front master bedroom and is seriously upgraded and listed for $250,000.

June 6, 2017 - Last month, I generated multiple offers for a condo in Nautilus Cove within days. Another owner called me and we put her #1001 on the market for $120,000. I already have one offer and 6 showings arranged…should go fast. Nautilus Cove is conveniently located near Pier Park, making it easy to grab dinner at Margaritaville, catch the latest movie at The Grand Theatre, or have a family fun night out at Dave & Buster's.

June 7, 2017 - Working with first time home buyers is very gratifying. I have been meeting a US Air Force meteorologist and her boyfriend for the past few weeks at 6:30 at night to look at houses and she found the perfect house and got it under contract. 3724 Tiki Drive is going be a nice investment for her and even more important, a great place to call home. Also located off of North Lagoon Drive, you can easily (and safely) ride your bike to the beach or the farmer's market on the well-paved sidewalk. Think about it... you're less than 2 miles from dining on the water!

It has been an interesting couple weeks for appraisals with issues on THREE of them. I closed a Sunbird unit on June 7th and had been working with the seller. The appraisal came in $6,000 low but I negotiated and got the buyer to pay well over the appraised value. 

On a Calypso unit, the value came in ok, but the lender had an issue with some verbiage in the appraisal. I worked to resolve this with the HOA and have kept everything on track to close at a very high price for a 2BR/2BA+BUNK. 

I was also working with a buyer on a Horizon South unit. I worked a low appraisal to their advantage to get them a discount off of their original contract price of $170,000.

I am seeing this more and more so whether you are buying or selling, be sure you understand the potential appraisal issues before you get too far into a contract.
