The number of units for sale (Active Listings) has been coming down steadily at Emerald Isle since spiking in July of 2016 while the number of sales (Sold Listings) has stayed between 0 and 1 per month except in the month of May when it spiked to 3.

The  "Months Inventory" number is an important number to understand.  A number around 5 or 6 represents a pretty neutral market while anything above that signifies a buyer's market.  With such little data to analyze, Emerald Isle, when it even registers, has been mostly in a seller's market for most of 2016....great for owners thinking of selling in 2017.
