Inventory levels (Active Listings on the chart above) came down dramatically in 2015 and stayed pretty low for most of 2016.  The number of units for sale spiked a bit in July and August but for the most part, stayed steady throughout the year.

The number of sales (Sold Listings) stayed pretty steady bouncing between 0 and 3 per month most of the year.  Considering the small amount of data here, that is pretty steady.

Probably, the most interesting number to note is the "Months Inventory" number, represented by the columns above.  5-6 months of inventory represents a pretty neutral market while anything less becomes a seller's market.  Anything more, than 6 signifies are buyer's market.  As you can see Sunrise Beach spent most of 2016 in a seller's market...great timing if you are thinking of selling heading into 2017.
